So 2019 did not start off like a record breaking year, but it sure is shaping up to be one of the best years on record. I’m excited to report that although January was a very slow month for home sales, we had a record breaking February and March for number of home sales in Lafayette parish.
Check out March, with a 30% increase year over year. This was the first time that we’ve ever broken 300 sales in March. Overall, we saw a 2.3% increase in the first quarter of 2019 year over year. But we finished just under 2017’s first quarter sales.
This graph is just another look at the trajectory of the first quarter. I do expect it to slow down slightly and land somewhere near 2018 numbers for the second quarter. But remember May of 2018 was the best month in history for Lafayette. So, if we come anywhere close to 2018 numbers, we’ll be in really really good shape.
The MLS also reported a 2% increase in dollar volume sold in the first quarter of 2019, with a significant increase in dollar volume sold in March.
2019 has out performed the best year on record by 2.8 million. 2019 started off with fewer closings, and a much lower average sales price for the months of January and February. But March reported a significant increase in the average sales price. So the average sales price or the first quarter of 2019 actually came in almost exactly where we were last year, just under it.
And when you look at the first quarter average sales price going back to 2014, you’re gonna see there’s been significant fluctuations in the average sales price over the last five years, but we should not put too much weight on just the first quarter. It’s only three months. And, it’s just not enough data to give you a really good pulse on the entire year.
And based on the demand that we have been seeing, we’re expecting home values to increase slightly year over year.
This next graph charts every year going back to 2012 through the first quarter of 2019. You could see the peak was in 2015 at $227,819. Next week, we’re gonna talk about supply and demand and what to expect moving forward in 2019, so you can keep an eye out for next week’s market update.
