Over the past 12 months, the median home with an Abbeville address sold for approximately $159,450 and spent 82 days on the market. Since SpaceX announced Starbase Louisiana on August 25, the pace of home sales looks about the same, but land is moving much faster: land sales are running at roughly three times the earlier pace, and many more parcels are being listed.
I’m Jason Ray, an Associate Broker with Keaty Real Estate, and I work in Abbeville and across Vermilion Parish. After Keaty Real Estate hosted a community meeting in Pecan Island on October 9, I wrote up what we learned about SpaceX in Vermilion Parish, and I followed it with a look at Kaplan home and land prices. Abbeville is the Vermilion Parish seat, so I hear the same question here: what is happening with prices? Here is what the MLS shows, in plain numbers.

How much do homes cost in Abbeville, LA?
Over the past 12 months, 136 homes with an Abbeville address closed. The median sold price was $159,450, and the average was about $188,700. Prices ran from $5,000 to just over $1.09 million, so the average is pulled up by a handful of large properties. The median is the better number for a typical home.
| Abbeville homes, past 12 months | Figure |
| Closed sales | 136 |
| Median sold price | $159,450 |
| Median price per square foot | about $94 |
| Median days to sell | 82 (average about 113) |
| Sold price vs. original list price | about 88% on average |
| Active listings today | 60 (median asking price $152,500) |
| Under contract today | 12 (median list price about $114,000) |
| Months of inventory | about 5.3 |
Most sales were at the lower and middle end: 41 homes sold under $100,000, 52 between $100,000 and $200,000, 24 between $200,000 and $300,000, and 19 above $300,000, including 7 above $500,000. Of the 60 homes for sale today, 38 are asking under $200,000, and 8 are asking $300,000 or more.
Homes sold for about 88% of their original list price on average, and about 96% of their last list price. In other words, many sellers cut their price before they sold. Pricing a home based on recent comparable sales, its condition, and current competition gives sellers a stronger starting position and may help reduce the need for later price adjustments.
How fast do homes sell in Abbeville?
The median home took 82 days to sell, but the range is wide. A few homes went under contract within days, while others sat for most of a year or longer. Homes still for sale have been on the market a median of about 114 days. With 60 homes for sale and about 11 closings a month, Abbeville has roughly five months of inventory, which is a fairly balanced market that gives buyers some room to negotiate.

What does land near Abbeville cost?
Land prices depend heavily on lot size, so the fair way to compare is price per acre, and the answer is different for small lots and large tracts. Over the past 12 months, 51 parcels with an Abbeville address closed. The median parcel sold for $27,500, and across the 48 sales that list acreage, the median was about $25,100 per acre. Prices ranged from about $6,000 for a single lot to more than $4 million for a large tract.
Right now there are 61 land listings, including 21 tracts of 5 acres or more, and 12 more are under contract. The median asking price is about $74,100, but that mixes small subdivision lots with large acreage, so compare your parcel with others of similar size, location, and zoning, not with the headline numbers.
What about commercial property in Abbeville?
Ten commercial properties with an Abbeville address closed in the past 12 months. The median sold price was $255,000, and prices ran from $61,000 to about $1.75 million. The median commercial property took about six months to sell. Right now, there are 7 commercial listings and 3 under contract. Ten sales is a small sample, so use these figures as a guide, not a rule, and compare any property with similar buildings on similar roads.

Has SpaceX changed Abbeville home prices yet?
Homes: Not in the pace of sales. Since August 25, 28 homes with an Abbeville address have closed, about 11.8 a month, compared with about 11.2 a month earlier in the year. The median sold price for those 28 sales was $170,000, compared with $147,250 before. That looks like a jump, but it is not clear it is SpaceX: the median for last winter (November through February) was also $170,000, and five of the 28 recent sales were homes that sold for $450,000 or more, which lifts the middle. It is a small sample, and closings trail contracts by weeks, so any early effect would show up later.
Land: This is where activity has changed. While land activity has increased since the SpaceX announcement, the available data does not establish that SpaceX caused the increase. It is still too early to determine whether this activity will lead to sustained price appreciation. Since August 25, 24 parcels have closed, about 10 a month, compared with about 3 a month before. Some of those were several lots bought together, but even counting each buyer once, land is selling at roughly three times the earlier pace. The median parcel now takes about 75 days to sell, compared with about 250 days before. Listings jumped too: 19 land listings started in August, compared with about 6 a month from January through July, including nine lots in one subdivision listed two days after the announcement.
Price per acre is more mixed. Small lots of 2 acres or less sold for a median of about $33,800 per acre since the announcement, compared with about $39,800 before. Larger tracts moved up, from about $10,700 to about $19,000 per acre, but that is only 5 sales since the announcement, so I would not read much into it yet.
Here is what is confirmed. SpaceX plans a roughly $100 billion Starbase Louisiana site in Vermilion Parish near Pecan Island, with construction targeted for 2027 and a first launch by 2029. The state has projected about 3,000 direct jobs over roughly 10 years. In place of regular property taxes, SpaceX agreed to payments starting at $25 million a year for 25 years. At the October 9 meeting, we heard that the parish, school board and sheriff receive those payments and that the towns do not receive any directly.
Here is what is not settled. No highway route from I-10 has been announced, and launch frequency is an estimate, not an official number. Residents also filed a lawsuit on October 26 challenging how local bodies approved parts of the deal under Louisiana’s Open Meetings Law, and that case is pending.

I don’t take a side on SpaceX. My job is to help owners and buyers understand what it could mean for their property and their budget.
What should Abbeville owners and buyers do now?
- Owners: Make sure you have every exemption you qualify for, including homestead, the senior freeze (65 and older), veteran, and first-responder exemptions.
- Check your assessment and appeal quickly if it looks wrong.
- Get a market analysis before you answer an unsolicited offer, so you know what comparable Abbeville homes actually sold for.
- Document your home’s condition with dated photos.
- Buyers: Price your offer against recent sales, not today’s asking prices, and get inspections, flood information, and insurance quotes early.
- Stay patient. One Brownsville, Texas broker at our meeting estimated values there rose about 45% over several years, but also described a long quiet stretch of roughly three years before things moved. Abbeville’s situation may be different.
