ChatGPT Can Help You Buy a Home—But It Can’t Replace Your Local Realtor

If you’re a first-time home buyer, chances are you’ve already asked ChatGPT a question or two.

Maybe you’ve searched Google for home-buying tips. Maybe you’ve watched videos on YouTube or scrolled through TikTok looking for advice.

Honestly, I think that’s smart.

Buying a home is a big decision, and the more you learn, the more confident you’ll feel when it’s time to make an offer.

But there’s something important every buyer should understand:

Real estate is local.

What works in one city, one state, or one market doesn’t always work somewhere else.

That’s especially true here in Lafayette and throughout Acadiana.

AI Is a Great Research Tool

Artificial intelligence has made it easier than ever to learn about buying a home.

Today, buyers can quickly research:

  • Mortgage options
  • Down payment assistance programs
  • Home inspections
  • Closing costs
  • Negotiation strategies
  • Credit scores
  • Home search tips

Many of these tools provide helpful information and can answer questions in seconds.

I use AI myself.

The challenge isn’t whether the information is good.

The challenge is knowing whether it applies to your situation and your local market.

What Works in One Market May Not Work in Another

One of the most common things I see is buyers bringing advice they found online and asking if they should use it when making an offer.

Sometimes the answer is yes.

Sometimes the answer is no.

For example, things like seller concessions, inspection negotiations, contract terms, appraisal expectations, and offer strategies can vary significantly from one market to another.

A strategy that works perfectly in Dallas, Houston, Atlanta, or Los Angeles may not be the best approach in Lafayette.

That’s because every market is different.

Buyer demand is different.

Inventory is different.

Seller expectations are different.

And market conditions can change quickly.

AI Can Tell You What’s Possible

One of the best ways I can explain it is this:

AI can tell you what is possible.

It can provide ideas, strategies, and information gathered from many different sources.

That’s valuable.

But information alone isn’t enough when you’re making one of the largest financial decisions of your life.

A Local Realtor Helps You Understand What’s Probable

A local Realtor works in the market every day.

We see what homes are selling for.

We see what sellers are accepting.

We see which homes are receiving multiple offers and which homes are sitting on the market.

We see how inspections, appraisals, and negotiations are actually playing out right now.

That local knowledge helps buyers turn information into action.

In other words:

AI gives information.

A local Realtor provides context.

That’s where experience matters.

The Goal Isn’t More Information—It’s Better Decisions

I encourage my clients to ask questions.

Bring me the articles you read.

Show me the videos you watched.

Send me the ChatGPT conversation.

I don’t see AI as competition.

I see it as a tool.

My job is to help you determine whether that information applies to your situation, your goals, and today’s market conditions.

Because information is only valuable when it’s applied correctly.

Frequently Asked Questions

Can ChatGPT help me buy a home?

ChatGPT can be a great research tool for learning about mortgages, inspections, negotiations, and the home-buying process. However, it does not have firsthand knowledge of current market conditions in Lafayette and Acadiana.

Is ChatGPT’s real estate advice always accurate?

Not necessarily. While much of the information may be correct in a general sense, real estate practices vary by location. Advice that works in another market may not apply locally.

Why does local market knowledge matter when buying a home?

Local market conditions influence pricing, negotiations, seller concessions, competition, inventory levels, and contract strategies. Understanding these factors can help buyers make stronger decisions.

Should I trust AI or my Realtor?

Both can be valuable. AI can provide information, while your Realtor provides local expertise and real-world context. The best results often come from using both together.

What areas do you help buyers in?

I help buyers throughout Lafayette, Youngsville, Broussard, Scott, Carencro, Maurice, Milton, and the surrounding Acadiana area.
