As we head into the final stretch of the year, the Lafayette real estate market continues to show strength in pricing, even as the pace of sales slows. November 2025 saw 238 homes sold, reflecting an 8% decrease compared to November 2024. While fewer homes changed hands, buyer activity remains steady, especially as interest rates normalize and confidence improves.

Homes are staying on the market for an average of 64 days, which is the same as this time last year, signaling that buyers are still shopping, but taking time to make strategic decisions.

The average sale price for November 2025 was $291,699, representing a 4% increase from November 2024, and an impressive 20% increase over the pre-pandemic level in November 2019. Strong pricing demonstrates Lafayette’s continued desirability and the long-term value homeowners are building in our community.

Inventory Holds Steady, Still Below Pre-Pandemic Levels

Current inventory levels stand at 1,231 active listings, the same as November 2024, but still 17% lower compared to November 2019.
While buyers are enjoying more choices than earlier in the year, it remains a market where well-priced homes attract strong attention quickly.
